  2. How Many Homes Have You Sold in the Last 12 Months?
    You want an agent who can get the job done, so it's a good idea to find out how many times your agent has gotten the job done for other clients in the past year. Just as importantly, find out how many homes they sold in your price range.

  3. How Many Listings Do You Currently Have in the Area?
    Asking this question is a great way to find out both how busy your agent is, and how well they know your area. A busy agent has more clients to accommodate, but they are also likely to know your market well.

  4. What Is Your Fee, and Do You Negotiate?
    Simple question, but important. Find out how much your agent charges, whether they're willing to negotiate, and whether the cost fits into your budget.

  5. What Is the Best Way to Communicate with You?
    The right agent will be available to answer questions and will make it easy to communicate through your channels of choice, at times that work for you.

  6. How Well Do You Know the Neighborhood?
    Selling the neighborhood is a huge part of selling a house, and the right real estate agent will be a true neighborhood expert. They'll know the key attractions, the movement of the market, and the questions that buyers will ask when researching the neighborhood.

  7. What Is Your Marketing Plan for Selling My Home?
    A knowledgeable real estate agent will have plenty of marketing tools to help with selling your home, along with a detailed plan for how to put those tools to work.

  8. Will You Be Hosting Open Houses, and Who Will Stage Them?
    Open houses are a key part of the marketing process, and they take work to prepare. Ask your agent if they'll be hosting open houses, and who will be doing the staging.

  9. What Should I Do to Prepare My Home for Sale?
    There are plenty of little things you can do to make your home more appealing to buyers, from cleaning to taking care of minor maintenance issues. Ask your agent what you can do to help get your home sold.

  10. How Long Will It Take to Sell My Home?
    While an agent can't guarantee that your home will be sold by a certain time, they should have a strong idea of how long it has taken to sell similar homes in your area.
